For Landowners

Selling or Partnering on Your Land

We begin with an initial consultation to understand your property and goals. We then conduct due diligence — including zoning, feasibility, and market analysis — before presenting a formal offer. If terms are agreed, we proceed to contract and closing. The full process varies by site complexity but typically takes 30–90 days from first meeting to contract.
We focus on parcels in Central Ohio that have residential development potential — typically raw agricultural land, underutilised parcels, or sites that require rezoning. We consider properties ranging from 15 acres to 200+ acres, depending on location, market demand, and development feasibility.
Absolutely. Our offers are based on thorough market analysis and reflect the property's development potential, current zoning, location, and comparable sales. We strive to be straightforward and transparent throughout the pricing discussion.
That's often where we add the most value. We have significant experience guiding properties through rezoning and entitlement — taking land from agricultural or commercial zoning to an approved residential plat. If your land has development potential, we want to hear about it.
It depends on the complexity of the site and the seller's timeline. Simple, already-zoned parcels can close in 30–60 days. Sites requiring entitlement work may involve longer due diligence periods. We always move as efficiently as possible and keep sellers informed at every stage.

For Builders

Working With KinStride as a Development Partner

Finished lots include all required infrastructure: paved roads, water and sewer connections to each lot, stormwater management, and grading — fully ready for foundation work. We coordinate utility installation and all inspections so that builder partners can break ground immediately upon lot purchase.
Yes. We work with builder partners early in the process to establish lot purchase agreements that provide certainty on pricing, timing, and lot availability. Early engagement is encouraged, as it allows us to optimise lot mix to match your product lines.
It depends on the project. Some communities are developed exclusively for one builder partner, while others involve multiple builders in different phases or sections. We're flexible and aim to structure deals in a way that works best for the community's long-term character.
We focus exclusively on Central Ohio — Franklin, Delaware, Licking, Fairfield, and Union counties. This geographic focus allows us to maintain deep relationships with local municipalities and a strong understanding of builder demand in each submarket.
